Will you inspect the roof?

Yes, we will walk every roof when safe to do so. We document any deficiencies and estimate the age and life expectancy of the roof.

Can I come to the inspection? Do I have to be there?

Yes! We encourage all our customers to come for the end of the inspection so the inspector can go over the report and answer any questions you have. We know that sometimes it is not possible for your or your agent to attend and that is fine. If you have any question after reviewing your report, please call the office and we are happy to help.

How long will the inspection take?

The average house that is around 2,500 sqft will take between 2.5 to 3 hours. Inspection times do vary on the condition and the size of the house as well as any added services (Pool, Septic, Water Well etc.)

Do you offer a warranty for the Termite and WDI Inspection?

Yes, every WDI report comes with a free 90 day warranty. This free warranty can be extended with regular pest control services through Sunbelt Pest Control. This warranty covers termites and carpenter ants.

How long will it take to get the report?

All reports are sent out the same day, you will receive the report by the evening of your inspection day.

Will you tell me if the house “passed or failed”?

No, we provide you with knowledge so that you can make an informed decision. A professional home inspection is an examination and objective assessment of the current condition of a house. A home inspector will not pass or fail a house, but rather describe its physical condition and indicate what components and systems may need major repair or replacement.

Do you offer a Military Discount?

Yes we do! We call this our 50/50 discount. Any military past or present will receive a $25 discount. We will also match that and donate $25 to one of our favorite charities. Please ask about this discount during booking.

How do I pay for my inspection?

Once you have confirmed your appointment with our office you will get an email confirmation that includes a secure link to pay by either Credit Card or ACH Transfer. Or if you prefer you can bring cash or check to the inspection and give it to the inspector.

What is the 200% Guarantee?

If you are not completely satisfied at the end of the home inspection, not only will we refund the home inspection fee, but we will also pay for another licensed inspector of your choice. The fee paid to the new inspection company is limited to the original home inspection fee charged by Sunbelt Inspections and does not include ancillary services (mold, septic inspection, termite inspection etc.) The client must be present for the home inspection. The client must also notify Sunbelt Inspections prior to the release of their written Home Inspection Report. No written report will be provided.

At Sunbelt Inspections, we encourage our clients to attend their inspection whenever possible. A firsthand look at the inspection process can help to establish a better understanding of the property—and it will facilitate an opportunity to address any questions or concerns right there on the spot. Our clients are also more than welcome to give our home inspector a call at any time with additional questions after the inspection is over.
