As a homeowner, you might not give much thought to your roof until a leak or some other issue demands attention. Though some roofs just require minor repairs, there are times when it’s better to invest in a new roof instead of opting for a temporary fix. If one or more of the signs that you need a new roof below apply to your home, explore your options with a replacement roof.

1. Age Of The Roof

The average asphalt roof lasts about 20 years. The first thing to take into account is your roof’s age when deciding if you need a new roof or a repair. Consider how many layers of shingles there are.

If you have had a few re-roofs in the past where shingles were placed over an existing layer, it will shorten the lifespan of your current roof. Roofing materials like tiles and metal have a longer lifespan than asphalt shingles, but are a more expensive investment.

2. Multiple Shingles Are Buckling and/or Curling

From the ground, take a look at the parts of your roof that are exposed to the most direct sunlight. If you notice shingles that are buckling or curling, it could suggest problems with the shingles and the materials under them.

Look for missing granules from your shingles. Granules help shingles deflect the sun’s rays and repel water. A good way to tell if you have missing granules is to look in your gutters or downspouts after it rains to see if they’ve been washed into these areas.

3. Missing Shingles

Another of the signs that you need a new roof is missing shingles. A few isolated missing or blown-off shingles is not a big cause for alarm. However, if you have shingles that have been slowly and steadily falling off over time, you will benefit from a new roof.

Pay particular attention to roof valleys. Since snow and rain travel through valleys to get to your gutters, missing shingles in these areas can lead to roof damage and leaks.

4. Frequent Repairs Are Signs that you Need a New Roof

A few repairs here and there are expected throughout the life of your roof. If you regularly have repair work done in the same area(s) or call your roofer several times during the year, these are signs that you need a new roof.

One way to be certain it is time to consider a new roof instead of another repair job is to have your roof inspected. A reputable inspection company will give you an honest assessment of the overall condition of your roof.

5. Your Roof Is Spongy and Light Is Coming Through

If you notice that your roof has a spongy bounce when you walk on it, this is one of the telltale signs that you need a new roof. This means the underlying decking has been weakened by moisture.

Another way to tell if your roof is weak is to go into your attic. If you see daylight coming through, then you are facing damages or defects with your existing roof. While in the attic, check for moisture in your insulation. If it is damp or has water damage, this means that your roof is not protecting your home by keeping water out as it should.

A new roof is an investment in your home that protects your home and family from the elements. Consider a roof replacement if you notice these signs that you need a new roof.
